La Plata Ranch™ is a master planned community for the northwest section of Farmington on 250 acres along the La Plata River. The land is owned by a local Farmington family and the developers are from Farmington and Albuquerque. The community will be built in five stages over the next ten years. In planning language, it is a Planned Development (PD), intended to accommodate combinations of business and residential uses in areas of vacant land. This master planned community follows the PD codes, as it has innovative land planning that ensures neighborhood and environmental protection.
Our townhomes, patio homes, and detached single family homes will be built by noted New Mexico builder Twilight Homes, whose latest projects are winning high praise in Las Cruces and Albuquerque (download Albuquerque Journal article on Twilight). Our semi-custom and custom homes will be built by members of the San Juan County Homebuilders Association. Our number one priority is to create homes people can afford. We will not be pricing our homes out of the market for local workers. We expect to build homes for lower and middle-income residents, for teachers, mechanics, miners, oil and gas workers, engineers, managers, clerical workers, retail workers, and others. We want the backbone of the community living at La Plata Ranch™.
Environmental protection is a major objective of our planned community. And that starts with the La Plata River. Our community can ensure river protection for generations to come, as we plan to follow the guidelines of the Riverine Plan. This plan calls for public access and river trails in a network that connects with the Animas and San Juan rivers. Our contribution to this network will go a long way towards fulfilling the dream of total river access throughout Farmington. The Riverine plan in the La Plata Ranch™ area calls for Open Space in the flood plain and a buffer zone on both sides of the river with public trails and access along the entire river area in our property.
We are planning a new commercial district in the northwest part of Farmington, as called for in Special Purpose District of the city zoning code. Our commercial district will be in-keeping with the mixed use purpose of the development. The plan calls for restaurants, a bank branch, a grocery store, a drug store, a daycare center, and office condos. There will be 11 buildings and a variety of shops and other uses in that space. The entire northwest part of town will have the services it needs close at hand and in character to the neighborhood.
Our master planning sets aside eight acres in the center of our community for an elementary school. The school will take students from La Plata Ranch™ and other nearby neighborhoods. By placing the school in the center of the neighborhood, residents can take their kids by the hand and walk them to school five minutes away – or they can ride their bikes when they get older.
The community of La Plata will have a park inside the boundaries of the development and Open Space and River Access just outside. Following the PD process, this is environmentally sensitive planning. Our community will have an abundance of Open Space near the bluffs, alongside our homes and along the La Plata River.
Our community will have safe speed limits, clearly marked crossings, and fully-built sidewalks to create a safe environment for our kids and ourselves.
It’s kid heaven. Bike riding happens all over La Plata Ranch™. Kids and grownups can take their bikes all around the neighborhood, along the River access, through the Open Space trails, and on the trails in the flood plain near the river. Kids can ride their bikes all day without ever crossing a major intersection.
We hope you can see what we are striving for. We are planning a real community, with all the right features and amenities, where working people can afford the homes, the kids play in safely designed parks, the environment is protected, and the kids can walk to school. That’s La Plata Ranch™.
